How to Get Your Full Security Deposit Back

Getting your full security deposit back isn’t complicated — landlords want their unit back in good condition, and a thorough clean is the most reliable way to give it to them. But “clean enough” for everyday living is different from “clean enough to pass a landlord inspection,” and that’s where deposits get deducted.

What landlords actually check

Most landlords do their walkthrough with a specific list. The things that cause deductions most often:

Appliances. Oven, stovetop, refrigerator — inside and out. Food residue, grease, and build-up inside an oven or under burners are almost always called out. Inside the refrigerator (including the drawers and shelves) and the back of the freezer.

Bathrooms. Soap scum in the tub and shower, mineral deposits on fixtures, and grime around the toilet base are classic inspection points. Grout is another one — if it’s visibly discolored or moldy, it stands out.

Floors. Stains, scratches (on hardwood), and residue. Carpets are inspected closely — pet hair, stains, and odors often result in professional cleaning charges if the landlord has to arrange it themselves.

Inside cabinets and closets. Food crumbs and residue in kitchen cabinets, bathroom residue in medicine cabinets and under-sink areas.

Walls and doors. Scuffs, marks, and grime on walls and doors — especially around handles, light switches, and outlet covers.

Windows. Interior window cleaning, including sills and tracks.

Blinds. Dust-covered blinds are a common inspection callout that tenants forget about.

What a professional move-out clean covers

A move-out clean is specifically designed to address everything on that landlord list: interior appliances including oven, microwave, and refrigerator; full bathroom detail including grout, fixtures, and build-up removal; inside cabinets; baseboards, door frames, and trim; window sills and tracks; all floors including thorough vacuuming; and complete surface wipe-down throughout.

The goal is to get the unit back to the condition it was in when you moved in — or as close to it as possible given normal wear and tear.

Timing

Book your move-out clean for the day before or the day of your walkthrough, after your furniture is out. Cleaning around furniture that’s still in place doesn’t get the same result — you want a professional who can move through the whole space.
